Is iList, LLC a licensed real estate brokerage?
Yes. iList, LLC is a licensed real estate brokerage in the states of New York and Florida. Furthermore, the broker of record for iList, LLC is a member of the National Association of Realtors (NAR) and the Naples Area Board of Realtors (NABOR). You are in good hands!

Can anyone use iList?
Anyone can use iList when buying or selling property in Southwest Florida.

How is iList different from traditional brokers and For Sale By Owner websites?
With iList, there are no bundles or packages. You only pay for what you need. It is our mission to help you retain your hard earned equity in your property. Our products and pricing are geared towards achieving this goal.

What option is best for me… the Full Service or Listing Service option?
It depends on how much assistance you think you will need and how much you want to pay for this assistance.

  • If you feel that you have the knowledge, patience, time, and ability to show the property, and can take it from listed to sold, we recommend the Listing Service option.
  • If you feel that you don’t possess all of the traits that I mentioned above, then we recommend the Full Service Listing option.

How will buyers find my listing if I use iList?
In addition to being on the iList web site, your listing will be sent to many other real estate websites.

For Southwest Florida, your listing will be entered into the Southwest Florida Matrix MLS. Your listing will also appear on sites such as Realtor.com, Zillow, Trulia, Loopet (for commercial only), other local brokerages’ websites, and many more.

How much commission should I offer buyer’s brokers?
Sellers set their own commission, but we generally recommend 2.5-3%, if you wish to be competitive with other listings.

What is the MLS?
MLS stands for Multiple Listing Service. The MLS is a National Association of Realtors (NAR) computerized list of homes currently on the market. Southwest Florida agents search the MLS daily to find potential matches for their buyers.

If I sign up with iList can I cancel at any time?
Yes. You can cancel at any time. If you decide you no longer want to sell your property, or you don’t want to use iList anymore, please email us with your property’s address in the subject line. We will respond to your request within one business day. (sorry, no refunds)

Can I use iList to buy a place?
Yes. Buyers who choose to work with iList will receive the support of our licensed agents for everything, running property searches, setting up appointments, negotiating price, putting together board packages, and making closing arrangements.

What happens if I want changes made to my listing, such as a status change, or the addition of an open house advertisement?
Simply provide us with an update by sending us an email with your property address in the subject line, letting us know of any changes. We will make the changes for you.

What is a Flat Fee Listing?
A Flat Fee Listing is basically an “à la carte” purchase of a listing in one or more Multiple Listing Services databases. You pay a flat rate that covers the cost of the listing for a specific length of time. This flat fee is in lieu of a listing broker fee.

How Do I Submit Pictures?
It’s simple, just attach your pictures to an email and send them to us at: ilist@ilistproperties.com. Split the pictures into several e-mail messages if the pictures are too big (Max per message is 15Mb). Please include your property address in the email subject. It is VERY IMPORTANT that you provide an email address you check frequently and have free access to. This is the email we will use to forward you ALL buyer and broker leads that come our way.

Can I upload photos that I find on the Internet or from previous listings?
No. Images and photographs, downloaded from anywhere on the Internet or copied from previous listings are often copyrighted and/or restricted by MLS rules and regulations. Including them in your listing without proper written authorization from the owner puts us both at legal risk.

To protect yourself and iList, only submit pictures that you have taken yourself or that you have hired and paid someone to take for you.

How much money will I save?
You will save lots of money!

Sellers that use a traditional broker usually pay between 5% and 7% in total commission. Usually the Listing Agent will keep half and pay half to the buyer’s agent.

With our Listing Service option, you omit the entire commission if you sell it directly to a buyer. A savings upwards of 5-7% off the sales price. You will save half the commission if a buyer’s agent brings you a buyer where you agree to pay a buyer’s broker fee.

(It is important to note that for listing the property in the MLS or the, it is not required, but is obligatory to offer a commission to the buyer’s agent. This also is important to keep in mind because monetary incentive will motivate agents to present you a solid, ready, willing, and able buyer.)

How much commission must I offer the buyer’s agent?
There is no set commission required by law, and you as the owner, are free to set the percentage or dollar amount that fits your strategy. This is one of the questions you will answer when you input the property information and it can be a percentage or a dollar amount.

What about your competition?
Be very careful with websites that offer similar services.

*Make sure that they are Licensed Real Estate Brokerages in the state where the property is located. Most states make it illegal for any unlicensed company to solicit listings without licenses. If Licensed, they MUST display their brokerage name on their website. When talking to other companies, don’t be shy about asking for their license number for your state. You can easily use this number to look up and verify their license status, through the State’s Department of Business and Professional Regulation’s websites.

*Most are just websites, not brokerages, that try to get you to sign up with them. Once this happens, they sell your information to a local broker. This makes them more expensive because they are “middle men”, and end up taking a cut of your payment. Avoiding these sites will save you time and money. Always deal directly with a local state-licensed Real Estate Broker. Weeding out these referral websites is very simple. If you don’t see a company name that is registered with the state regulatory agency, then it is a referral service or a scam. States require brokerages to list their Licensed Brokerage name on their websites and all forms of advertising.
